Step 1

Initial Consultation, Vision Development, and Logistics

The initial consultation for building a custom home is a pivotal first step that sets the foundation for your entire project.

During this meeting, you’ll meet with Chase to discuss your vision, budget, preferences, and specific requirements for your new home.

This is the time to share your ideas, whether you envision a cozy craftsman-style retreat or a sleek modern masterpiece.

Chase will listen, ask a few questions, and may provide guidance on different potential design possibilities, materials, and budget considerations.

By the end of the consultation, you’ll have a clearer understanding of the next steps and how your dream home can become a reality.

Step 2

Designing your Custom Home

The Government of British Columbia has released a series of free, standardized designs to help facilitate the development of gentle density homes.

These free designs can help offer a cost and time effective solution to your project.

Choosing between hiring a designer and using a free standardized home plan is an important decision that can significantly impact the outcome of your custom home project.

While free standardized plans can offer a cost-effective solution and provide a quick starting point, they may lack the personalized elements that truly make a home your own, and won’t take into account your property features, or lighting.

On the other hand, working with a designer allows for a tailored approach, where your specific needs, preferences, and lifestyle are thoughtfully integrated into the design.

A designer will collaborate with you to create a unique layout that maximizes space, enhances functionality, and reflects your aesthetic vision, ensuring that every detail aligns with your dream.

Ultimately, while standardized plans can save time and money, investing in a designer can lead to a more satisfying and customized living experience that better suits your individual needs.

Step 3

Permitting, Planning, and Engineering

You’ll be guided on what resources and specialists are necessary to proceed with a building permit.

Surveyors, geotechnical experts, environmentalists, archaeologists, or engineers are sometimes a part of this process .

Like any significant project, thorough planning minimizes the risk of costly errors and complications down the road.

At this point, we can also provide an estimate for the custom home build and when ready to submit for permit –  sign the building contract.

Step 4

Construction Phase

Once the contract is signed and the necessary permits are secured, the construction phases of building a house commence, typically beginning with site preparation and excavation.

This initial step involves clearing the land, grading the site, and laying the foundation, which is crucial for the structural integrity of the home.

Following the foundation work, framing takes place, where the skeleton of the house is built, including walls, roof, and floors.

Next, essential systems such as plumbing, electrical, and HVAC are installed, followed by insulation to enhance energy efficiency.

Once the house is enclosed, interior and exterior finishes are applied, including drywall, flooring, cabinetry, and siding.

Throughout these phases, regular inspections and quality checks ensure that the construction meets building codes and aligns with your expectations, culminating in a successful handover of your new home.

Step 5

Move In

After construction is complete, the final step is obtaining the occupancy permit.

This process involves a thorough inspection by local building officials who assess the property to ensure it complies with building codes and safety regulations.

They regularly evaluate various aspects of the home, including structural integrity, electrical systems, plumbing, and overall safety features.

Once the final inspection is successfully passed, the occupancy permit is issued, allowing you to officially move in.

This important milestone not only confirms that your new home meets all necessary standards but also provides peace of mind as you transition into your space, knowing that it has been built to ensure your safety and comfort.

Following the issuance of the occupancy permit, you can begin the exciting process of personalizing your home and making it truly your own.

Step 6

Check Ins

To protect your investment and ensure your continued satisfaction, we conduct follow-up check-ins at various intervals after you move in—specifically after the first few months, six months, and one year.

During these visits, we make sure you have everything you need to maintain your home properly and address any questions or concerns you may have.

This phase is one of Chase’s favorite parts of the process, as he enjoys witnessing clients fully embrace and enjoy the results of his team’s hard work in their new home.

The positive feedback we receive during these check-ins is incredibly rewarding, especially after dedicating so much effort to bringing each client’s vision to life.
